Development hopes outlined by new owners of 14-acre site on Haverhill Business Park
An application for full planning permission to build five industrial units next to Culina Logistics on the Haverhill Business Park has been submitted by the site’s new owners.
The 14-acre site, which is being marketed as The Ridge, Haverhill Business Park, already has outline planning permission for five industrial and warehouse units ranging in size from 12,195sq ft to 64,734 sq ft.
The site has been purchased from Taurus Developments and Hammond Rutts by Birmingham-based Trebor Developments, in conjunction with its partner Hillwood, and its new owners have ambitions to begin building by November.
Bob Tattrie, managing partner at Trebor Developments, said: “Subject to the planning we are aiming to start on site in the next six months, that’s our plan.
“We wouldn’t have bought it if we didn’t think it had potential. We think there’s a good level of demand. There’s not a lot of new-build units being built. There has not been for a long time.
“Within 50 miles of this site, there’s very little coming forward.”
The only only new occupant to have taken up a lease on the business park in the last few years is MKM Building Supplies, which opened in October 2017.
Some preparation work has previously been done for development on the vacant land.
It is likely, added Mr Tattrie, that four of the units will be built initially in a single phase, with the fifth unit, which is suitable for industrial or road side uses, such as a drive-thru restaurant, to be developed at a later stage.
One of the most likely reasons that the land has remained unused for so long, said Mr Tattrie, is that potential lease holders of industrial and warehouse units are more likely to show an interest once they have actually been built.
He added: “The message we need to get out to people is that this isn’t talk of something that may happen, we have bought this site and as soon as we have got planning we are going to be on site building it.”
Trebor / Hillwood are represented by M1 (London) and Bidwells. Proposals are now available for occupiers.
